Carpet cleaning for homes and businesses

Carpets take more punishment than any other surface in a building. Foot traffic grinds grit into the pile, spills soak past the surface, and over a few years a carpet can look tired long before it is actually worn out. Vacuuming lifts what sits on top. It does not reach what has worked its way down into the base of the pile. Our carpet cleaning service is built for that deeper layer. We use professional hot water extraction — the method most carpet manufacturers specify — to flush dirt out of the pile and pull it straight back out with the water, rather than leaving residue behind to attract more dirt. We clean carpets for homes, offices, lettings and commercial premises across London, Kent, Surrey and the wider South East.

Residential carpet cleaning

For homes, the jobs we are called out for most are the ones you look at every day: the traffic lane down the hallway, the patch in front of the sofa, the stairs. Pets, children and a few winters of muddy shoes will do that to any carpet. We work room by room, moving what can reasonably be moved and protecting what cannot. Most homes take between one and three hours depending on how many rooms are being done, and carpets are typically dry within 24 hours.

  • Living rooms, bedrooms and hallways
  • Stairs and landings
  • Rugs, including wool and natural fibres
  • Pet accidents, food and drink spills, general traffic soiling
  • Whole-house cleans before moving in or after moving out

Commercial carpet cleaning

Commercial carpet is a different problem. The soiling is more even, the wear is faster, and the work usually has to happen without interrupting the business. We schedule commercial jobs for evenings, weekends or early mornings as standard.

  • Offices, meeting rooms and reception areas
  • Hotels, serviced apartments and student accommodation
  • Shops, showrooms and salons
  • Schools, clinics and community buildings
  • Communal corridors and stairwells in managed blocks
  • Scheduled maintenance cleans — quarterly, biannual or annual

Landlords, letting agents and managing agents: we are fully insured, every technician is DBS-checked, and we can invoice per property or on a single account.

How we clean your carpets

  1. Survey. We check the fibre type, backing and condition, and tell you honestly what will come out and what will not.
  2. Vacuum. A thorough dry vacuum first — extraction works far better on a carpet that has had the loose grit removed.
  3. Pre-treat. Traffic lanes, stains and heavily soiled areas get a targeted pre-spray and dwell time.
  4. Hot water extraction. Hot solution is injected into the pile and immediately vacuumed back out, taking the loosened soil with it.
  5. Groom and dry. We set the pile and speed up drying so the carpet is usable again quickly — normally dry within 24 hours.

What we can and cannot fix

We would rather tell you before we arrive than after. Cleaning removes soiling; it does not undo damage. Bleach marks, sun fade, pile that has been crushed flat by years of furniture, and dye that has been pulled out by a previous DIY treatment are permanent. Old set stains may lighten considerably rather than vanish. What we will always do is tell you what to expect before we start — and if you are not happy with an area when we are finished, we will come back and re-clean it free of charge.

Frequently asked questions

How long does carpet cleaning take?

Most homes take one to three hours depending on how many rooms are being cleaned. A single room is usually well under an hour. We will give you a time estimate with your quote.

How long do carpets take to dry?

Normally within 24 hours. We groom the pile and use air movement to speed it up, and the carpet is walkable on straight away — it just needs the time to dry fully before you put furniture back.

Do I need to move the furniture?

No. We move what can be moved safely and clean around anything heavy or fragile. If you would like a room completely cleared, just move the small items and we will handle the rest.

Will the stains definitely come out?

Most will lift considerably or disappear. Some will not: bleach marks, sun fade and dye that has been pulled out by a previous DIY treatment are permanent damage rather than soiling. We will tell you what to expect before we start rather than after.

What method do you use?

Hot water extraction — the method most carpet manufacturers specify. Hot cleaning solution is injected into the pile and immediately vacuumed back out, taking the loosened dirt with it rather than leaving residue behind.

Are your products safe for children and pets?

Yes. We use environmentally responsible products and rinse thoroughly, so nothing is left in the pile once the carpet is dry.

Do you clean commercial premises out of hours?

Yes, as standard. Evenings, weekends and early mornings are all available so we are not disrupting your business.

Which areas do you cover?

Greater London, South East London, Kent and Surrey. If you are just outside, send us your postcode and we will tell you honestly whether we can get to you.
